Although a very subtle over-garage extension, this extension
provided a large master bedroom with ensuite & an extended
kitchen with separate utility, while retaining the current
garage. The design blends in perfectly with the current
house design, resulting in an attractive and valuable
addition to the house.

The left –hand
image shows the existing house, with attached garage, set
back by several metres. The right had image shows the garage
has been replaced with a beautiful 2 storey side extension,
extending beyond the front wall of the house, providing a
greatly extended kitchen & new family room to the ground
floor, with additional bedrooms with ensuites to the first
floor.A new garage has been
build attached to the side extension, utilising the unused
space to the side of the house.
Overall, the careful design using a
matching gable over the extension result in an impressive
façade and greatly increased floor area.

The Proposed Side
Elevation drawing shows the new extension with the large
gables projecting to the right and to the left. Attached to
this new side wall is the garage. The right-hand image shows the main extension
completed, with the attached single garage still under
construction.
When you compare the drawing to the
actual built extension (first floor window is very close to
the garage roof), it becomes apparent that accuracy and
careful design are vital, to ensure the build can progress
in a trouble-free manner and result in the extension being
built in accordance with the approved drawings.

The left-hand picture is a familiar sight for many home-owners
with a modern home.... roof trusses occupying lots of space,
making the loft fit for storage only. However, with careful
design and structural engineering calculations, this loft can be
transformed into a useable and valuable room.

Mid-way through construction of the loft conversion, the
left-hand picture shows the trusses still in place, with the
structural timber wall visible below the newly fitted Velux
window.
The end result is a warm and bright loft room, fit for many
uses. Although significantly smaller that most loft spaces, this
loft conversion was well suited to a home office.

Although a good sized house, the kitchen space was very small.
After securing planning permission approval, this extension was
completed within eight weeks. This single storey extension
enabled the kitchen to be extended, by creating an opening in
the former external wall with the use of steel beams in
accordance with our structural engineering calculations. For
additional light, Velux windows were put to good use in the
kitchen roof. At the front of the extension, an additional
reception room was created.

A very typical loft
conversion with roof windows to front and rear, providing a
bright, welcoming and valuable space. This conversion
resulted in a large master bedroom, with sizeable ensuite,
whilst still utilising the storage capacity of the eaves
loft space via the access hatches.
Looking at the loft space before the
conversion, it is amazing how the space has been transformed
to a large, warm and bright living area.

A beautiful
open-plan kitchen and dining room, lit up with three roof
windows in a pitched/vaulted ceiling. The former rear wall
of the house has been removed, supported by a steel beam
(hidden within very discrete boxing). On the top-left, the
boxed-in steel supporting the former wall between the old
kitchen and dining room can just be seen. The impressive
transformation of this property was completed with
gloss-white kitchen units and solid-wood worktops, and
neutral floor tiles.

This large single
storey rear/side extension resulted in a very spacious
open-plan kitchen-diner merged with the former dining room
and kitchen. A large utility room off the kitchen and a
wet-room/bathroom (small window shown on the right of this
picture) utilised the rear corner of the extension. The size
of the ground floor was increased by over 70%.

This extension
provided a large open-plan dining/lounge area in the rear
element of the extension, with a pitched/vaulted ceiling
incorporating large roof windows resulting in a bright and
airy living space. The side extension remained as a garage
with the roof extending forward and wrapping around the
front of the house to give an attractive porch/canopy over
the garage and front door. The remaining space between the
garage & lounge was well utilised as a shower/wet room.
Overall, the ground floor was more than doubled in size.

Merged from several
photographs, hence slightly distorted, this 180° view shows
the luxurious lounge/diner, looking towards the former rear
wall of the house. The former kitchen window and rear door
have become openings. More commonly in rear extensions, the
rear wall of the house is removed completely, supported by a
steel beam. The high ceiling gives a very grand feel and
roof windows result in a light and open living space.

The image on the
left shows the open feel of the high vaulted/pitched
ceiling. The front of the house shows how the extension
wraps around the side and front, to form the canopy over the
garage door and front door… resulting in an attractive, and
practical, addition to this greatly extended home.

By converting the
existing garage and designing a side extension to blend with
it, the resulting extension doubled the ground floor space.
The stone-floored kitchen, with
contrasting gloss-white doors and beautiful black granite
work surfaces is simply stunning! The garage and side
extension has become a luxurious space, with a bedroom and
ensuite to rival most 5* hotels. Incorporated into the side
extension is a cloakroom, as elegant as the ensuite. The
folding/sliding doors opening onto the re-landscaped garden
and pond complete this first-class extension.

The existing &
proposed elevation drawings show the accuracy of the designs
and the importance of in-keeping with the existing house.
By building over the existing garage,
and also widening the house to utilise the side path, this
very attractive extension has produced a beautiful home.
The large gable with render &
timber provide a stunning façade to this large executive
home blending seamlessly into the exiting house. The
additions were a greatly extended kitchen/diner to the
ground floor and an extravagantly spacious new master
bedroom with dressing room, walk-in wardrobes and luxurious
his ‘n’ her ensuite.
The first floor area has increased
from 61 sq.m to 101 sq.m !

attached garages, this home benefited from a significant
space between the house and the garage. This enabled a very
wide extension, with clear benefits of additional space at
both ground & first floor. The garage has been partly
converted into a useful and valuable study. At first floor,
a large master was created, with impressive ensuite and much
sort-after walk-in wardrobe! The remaining first floor was
completely re-designed to make more efficient use of space
and to provide a more luxurious family bathroom
